Working with Three Oaks Carbon is not a transactional exchange, but a long-term relationship with an organization that is dedicated to the success and health of your land. On your behalf, we conduct all of the necessary steps for your property to be eligible to receive and sell carbon credits. Afterwards, we will do regular monitoring of the condition of the property, implement plans to improve forest conditions, and determine if future opportunities exist for you to capture more value from your land.

Eligibility Requirements

Properties must meet the below criteria in order to be eligible to partner with Three Oaks Carbon

  • Property must be within the United States.

  • Property must be within or along the boundary of at least one of the following criteria:

    1. Urban Area, as defined by the US Census Bureau

    2. Regional metropolitan planning organization

    3. Incorporated or unincorporated town or city

  • Property must be at least 15 acres. Properties over 200 acres require additional consideration, so please reach out for more information.

  • The property must currently be zoned to allow non-forest use.

  • Forest must not be currently protected by zoning or a recorded encumbrance that would prohibit the removal of trees.

  • Property must demonstrate a threat of loss by one of the three criteria:

    1. Surrounded on 30% of its perimeter by improved or developed uses

    2. Assessed or sold within the last three years for at least $8,000/acre

    3. Study by an appraiser stating that the highest and best use when converted out of forest would be higher value than preserved as forest

  • Must commit to at least a 40 year time frame of protection for the property.

  • Must be willing to have a recorded easement, covenant, or deed restriction specifically protecting the trees on the property for 40 years or more or have done so in the past two years.
